Started in April 2014 Castleview Homes were involved in this new home from the early planning stages. Our client was initially in two minds as to go the direct labour route or take on a contractor. When informed of the scale of work involved in direct labour employing Castleview Homes became an easy choice.
Our planning and design department provided a design that achieved planning authority approval but also took into consideration the clients ideas and requirements.

Situated on a half acre site with fantastic views to the east this build had to complement the surrounding countryside.
As a result Aidan Ryan & Companies provided a comprehensive construction and landscaping service.

Ground Breaking April 2014 to Completion December 2014

Over the space of 6 months we excavated the site to allow for a 3500 square meter Storey and a Half house with a unique garage built into the hillside, fully landscaped gardens and expertly finished paving areas.

This project is one of our most energy efficient homes ever built. Achieving a energy efficiency rating of A2. The choice of materials throughout was aimed at achieving the highest possible energy rating including an advanced wall tight insulation system.
Amazingly there is no gas or oil used to heat the home rather a high tech heat recovery system.

The interior finish mirrored the quality of the outside. McAuley kitchens installed the kitchen units which have a solid granite worktops.
The kitchen living room and hall areas seamlessly flow into each other with a courtyard pattern travertine tile.
We also installed wainscott paneling in the kitchen and bathroom area which gives an established finish.

As this was a new build Lakeside Landscaping had a blank canvas to work on.

The challenge on this project was the severity of the slope.
We undertook extensive excavations in order to achieve a gradual sweeping effect through the garden.
Grass was set in September 2014 and is already maturing into an outstanding lawn.

The driveway is finished in natural pea gravel which blends to a combination of charcoal and silver granite Mcmonagle limestone setts.

The unique garage is constructed in Donegal Granite supplied by McMonagle Stone. This creates a natural unobtrusive finish. As the garage was embedded into the hill side we had the opportunity to create a roof top paving area, making the most of every available space in the garden.
